Extinguishers installed in all commercial buildings (Offices, retail stores, warehouses, factories, etc.), in Public buildings (hospitals, schools, universities, theatres, etc.) and multi-occupancy residential buildings all need to be regularly inspected and tested. The inspection, test and maintenance regime for fire extinguishers is specified in the Australia Standard AS 1851 Maintenance of Fire Protection Systems and Equipment.

Servicing Requirements

All extinguishers have to be inspected at six monthly intervals and if they don’t have a pressure gauge, they may need to be weighed to check they are still full. Some extinguisher types may require additional tasks to be carried out annually. Extinguishers need to be emptied, pressure tested and refilled every five years. Extinguishers must, however, be refilled, even if only partially discharged, between the five year services.



Business Owners of the building with Essential Safety Measure (ESMs) have lawful obligation to ensure that their ESMs are maintained According to the Building Regulation 1217 of 2006. ESMs are the fire and life safety and health system in building, including fire extinguishers, fire hose reels, fire hydrant, sprinkler system, smoke alarms mechanical ventilation etc. They also include fire escape system such as emergency lighting, exits and exit doors.
What is required by Law?
The existing Portable fire extinguisher shall be regularly serviced at the required SIX (6)  monthly intervals and marked in the service tag as required by Law 1217/2006 & AS1851
Failing to have a up to date fire equipment will result in loosing full claim on your content insurance and also attract your  immediate neighbors   to claim liability and damages from you for not following ESM
The building Act 1993 makes council responsible for administration and enforcement of safety and building standards through out Victoria. For this reason building inspectors ensure compliance with maintenance requirements Non compliance can attract significant penalties under the legislation which can exceed $50,000 in some case.

• 250 points for an individual ($25,000)
• 500 points for an organization ($50,000)
